The house may be only part of the decision.
A standard home inspection focuses on the home and its major visible systems. Specialty components often need additional time, equipment, access, or testing.

Stucco & EIFS
Moisture can travel farther than the visible stain.
Stucco and exterior insulation and finish systems rely on correct installation, drainage, sealants, flashings, and maintenance to manage water. When those details fail, moisture can enter behind the cladding without an obvious interior symptom.
An invasive stucco or EIFS inspection uses targeted moisture testing at selected locations to evaluate areas of concern. The scope and testing locations depend on the system, access, visible conditions, and permission to perform the testing.

Testing is targeted, not unlimited: moisture readings represent the locations tested. Concealed conditions may exist elsewhere, and repairs or further evaluation may be recommended when evidence warrants it.
Pool & spa
Know what comes with the backyard.
A pool or spa adds equipment, plumbing, electrical components, surfaces, and safety considerations that sit outside a standard home inspection.
Accessible surfaces, coping, decking, and visible signs of damage or movement.
Pumps, filters, accessible plumbing, valves, and observable operation.
Installed equipment and controls operated when conditions and utilities allow.
Visible barriers, gates, covers, bonding, and other installed features within the agreed scope.
Specialized systems vary: water chemistry, underground piping, concealed leaks, engineering, and compliance certification are outside a visual inspection unless specifically included in the agreed scope.
Additional structures
Guest houses and workshops deserve their own attention.
Detached garages, workshops, guest houses, and other substantial structures can contain many of the same systems and concerns as the main home. They should be identified when scheduling so enough time can be reserved.
